The decision by the Punjab and Haryana High Court to stay the operation of Haryana’s ‘stilt-plus-4 (S+4) floor’ policy for residential plots holding that the state appeared to prioritise revenue over public safety while ignoring basic infrastructure realities has not only provided relief to those opposing the policy, but also sparked a fresh debate over its implications.

The most significant increases are concentrated along the Dwarka Expressway corridor and in rapidly urbanising peripheral villages. In particular, rate hikes of up to 67% have been proposed for sectors 104–115 along the expressway, underscoring the area’s emergence as a key real estate hotspot.

The prices grew by 6% to Rs 8,570 from Rs 8,105 per sq. ft. Such growth is seen as a maturing market, with the situation shifting towards high quality luxury developments. The region’s expansion is moving outward, driven by major transit links and corridors. While the established city centers remain stable, the real growth is shifting towards peripheral corridors, which have more space and opportunities for the stakeholders. In Delhi itself, a ‘vertical leap’ is underway, with micro markets evolving into high rise luxury hubs. However, the most significant value creation continues to be driven by Gurugrams’ emerging corridors.

Manesar provides smooth regional connectivity thanks to its advantageous location near NH-8, the Kundli-Manesar-Palwal Expressway, the Dwarka Expressway, and the Gurugram–Pataudi–Rewari Road. It is anticipated that the forthcoming Manesar Metro Station, which will be part of the Gurugram-Manesar corridor, will further connect the area to the wider NCR network.

The Union Cabinet, on June 7, 2023, approved the extension of the metro network from Delhi Metro’s HUDA City Centre (Millenium City Centre) to Cyber City in Gurgaon. The main corridor, from HUDA City Centre (Millenium City Centre) to Cyber City, will cover 26.65 kilometre (km) and have 26 stations, while the spur or extension would connect from Basai Village to Dwarka Expressway, a 1.85-km with one station, according to an official statement.
